Villa Eagle is the ideal choice for those who value their privacy.
Situated in an exclusive gated community of just ten properties, the fenced estate sits deep within its own expansive gardens and private forest, well shielded from prying eyes. A trusted caretaker, who has lived and worked on the estate for over 25 years, resides in a cottage on the grounds and provides round-the-clock security and tenant support.
Despite its seclusion, Villa Eagle is perfectly connected. Only 25 minutes from Nice International Airport, the Riviera coastline is just 20 minutes by car, and Monaco is reachable in around 40 minutes. The medieval village of Valbonne, famous for its artisanal markets, along with the charming Château de la Bégude Golf & Spa Resort, are only minutes from the estate — as are supermarkets and a wide selection of local restaurants.

At the heart of the house lies an impressive 120m² grand living room, a commanding space with breathtaking views over the pool and the sweeping forests and mountains beyond. Four sets of arched double doors flood the room with natural light, creating a seamless connection between the interior, the surrounding terraces and the summer bar.
The living room is thoughtfully arranged for both comfort and elegance: a generous sofa area centres around a striking fireplace and a 189cm QLED 4K TV with all major entertainment platforms. On the opposite side of the room, a magnificent 12-seater dining table defines a more formal space for entertaining. As evening falls, a range of lighting options — from discreet ceiling spots to an imposing chandelier — allow you to set exactly the right mood.
Kitchen & Breakfast Area
Villa Eagle’s kitchen combines modern convenience with a warm, traditional Provençal aesthetic. Fully equipped for effortless cooking, it features an American fridge-freezer, microwave, two ovens, dishwasher and coffee machine.
Adjacent to the kitchen, a bright and welcoming breakfast area includes an 8-seater dining table and a 140cm flat-screen TV, making it perfect for casual dining or relaxed mornings. Three sets of double doors bathe the space in sunshine and open onto a charming wisteria-covered terrace overlooking the front gardens.
Cinema and Games Room
Downstairs, Villa Eagle offers a spacious and cosy cinema and games room, designed as the perfect hideaway. Generous sofas and cushions create a relaxed lounge atmosphere, accompanied by a separate double sofa bed for added flexibility. The room features a 165cm flat-screen TV, games consoles, and a cupboard stocked with classic board games — ideal for rainy afternoons or for anyone seeking a break from the sunshine.

Villa Eagle offers beautifully arranged sleeping accommodation for 10–12 guests, with the option to extend capacity to 14 if required.
On the ground floor, three luxurious double bedrooms each feature their own private ensuite bathroom, offering comfort, privacy and effortless convenience.
Upstairs, two further bedrooms share a well-appointed bathroom. These include a charming smaller double room overlooking the pool, and a spacious twin-bedded room with a south-facing terrace. On request, this twin room can be adapted to sleep up to four children dormitory-style, making it ideal for families.
The cinema and games room on the lower level can also be reconfigured as a sixth bedroom. Equipped with a generous sofa bed and its own ensuite shower room, it provides a comfortable additional sleeping space and increases the villa’s maximum capacity to 14 guests.
Every bedroom is equipped with air conditioning, ample wardrobe space, and a dressing mirror. Bed linen and towels are provided, with weekly changes included. Reliable hot water supply ensures comfort at all times.

For those seeking more active pursuits, the villa boasts its own tennis court with spectacular views, a floodlit boules pitch, and equipment for badminton, volleyball, and table tennis. Padel enthusiasts can enjoy nearby local courts just minutes away.
Maintain your fitness routine in the fully equipped gymnasium, featuring free weights, a multi-gym, cross-trainer, exercise bike, bench press, and punching bag. Four mountain bikes are available for exploring the stunning forests and mountains that surround the villa. For evenings or rainy days, the cinema and games room and the inviting outdoor bar area — complete with billiards — provide endless entertainment.
Golfers are spoiled for choice, with the championship Opio/Valbonne Golf Course only minutes away and over a dozen further courses within a 20–30 minute drive. In winter, several excellent ski resorts can be reached within 1–2 hours by car.
For younger guests, the villa is perfectly family-friendly, with a play frame featuring slides and swings, as well as a large trampoline, ensuring endless fun for children of all ages

Dine in style in the inviting sunken outdoor dining area, featuring a Weber gas BBQ. Draped in lush vines, it is seamlessly connected by steps to both the main and the pool terrace. This space, along with the entire pool area and terraces, is beautifully illuminated at night, creating a magical atmosphere for evening entertainment. On the south-facing side of the villa, another alfresco dining spot, gracefully sheltered by fragrant wisteria, basks in the sunshine and is ideal for breakfast or lunch.
Outdoor Bar
Evenings especially come alive at the villa’s substantial outdoor bar. Designed for social gatherings, it has a comforting fireplace for when the nights get chilly, a billiard table for those who are into games and a Bluetooth sound system to create a party atmosphere. The fully equipped bar, with sofas and bar stools, provides the perfect setting for socialising under the stars.
